Norton’s site bought by TJ Morris

Davos Property Developments, the development arm of TJ Morris (Home Bargains), has been revealed as the new owner of the former Norton scrap metal business on the corner of Chaloner Street and Upper Parliament Street. According to a report by Place NW the site was bought by Davos last year for £8.1m from the site’s former owners S Norton & Co.

Given the location in Baltic Triangle, and it’s high profile setting, the site has long been proposed as one of the most important and strategic sites in the city. The previous promotor of the site was Chaloner Street Developments, a vehicle controlled by Robert Taylor and former Liverpool footballer Sean Highdale, who secured planning permission for 650 apartments, a 240-bed hotel, and 43,500 sq ft of commercial space on the site in 2020. The company was dissolved in 2024 after trying to sell the site for a number of years.

The acquisition of the site adds to Davos’s growing portfolio of development projects in the city including another site close by at Greenland St, the ongoing conversion of a building on Bridgewater Street and of course the £1bn skyscraper redevelopment of the KIng Edward Industrial Estate.

Whilst the plans for the site are not yet known it is likely that Davos will look to amend/improve the existing permission and may well target a more mixed use element rather than just predominantly residential. Whatever route they take it is another indication of the ambition of Davos to make their mark on their home city of Liverpool!
