City Residential the leading Liverpool Estate Agent and Liverpool Letting Agent today releases their apartment price index for last month. The index tracks the price of apartments in the core city centre, L1, L2 and L3. The index shows the price movement in the value of apartments in the city over the month, the quarter and the year.
There hasn’t been a huge change in pricing and activity during the last months which is obviously a quiet time of the year for both sales. The sales market continues to be impacted by the issues of challenging mortgage lending, higher mortgage rates and building safety issues although the continued high interest levels/viewing numbers suggest a better market for sales in Liverpool City Centre for 2024 than 2023.
The lettings market continues to prove really strong with annual price increases well into double figures as a lack of supply and robust demand pushes Liverpool City Centre rents to an all time high. There has been a slight deceleration in the pace of this growth over the last two months but we believe that this is seasonal rather than the first signs that affordability is becoming a major hurdle.
